Louisville Market Update 4/9/2009

Home sales are heating up in Louisville Kentucky. Many of the homes selling are in the 100,000-200,000 price range. We can thank the $8000.00 first time home buyers tax credit. We’re keeping a close eye on our more than 45 listings and the number of showings each week. We send out market updates to all our sellers to keep them up on Louisville home sales. Below is the video I sent to our sellers today.

Some say the real estate market is slow! Not true when it comes to homes in the 75,000-200,000-price range. Thanks to the $8000 tax credit for first time home buyers or anyone who has not owned a home in the past 3 years, the entry-level housinmg market is hot. Here in Louisville Kentucky home sales of quality (well taken care of) homes is hot. Don’t overprice your home because it won’t sell! Ashley and Dan are married!

Our daughter and Real Estate Agent Ashley Sokoler ( a former dance team coach and Louisville Ladybird) and Dan Mason were married tonight.

The economy, home prices and living conditions in other parts of the country are forcing people to rethink their quality of life in those areas. We're seeing more and more people come to Louisville Kentucky because this area is exactly opposite the area their living in now. Louisville real estate prices is a perfect example. Jackie and Kevin are perfect examples. They came to Louisville yesterday to see if they could find a house they could be happy living in.

 

Snow won't stop them!

It happened again with another peice of Louisville real estate! The Medley Sokoler Team listed a condo last Sunday and sold it in 6 days for close to list price! The teams listing was up against 5 other properties in the same subdivision all similarly priced. The Medley Sokoler team which is now ranked as the number 4 RE/MAX team in the Kentucky – Tennessee region is thoroughly convinced the pictures and videos they produce are the keys to getting eyeball time (buyers looking for homes on the internet). With a recent Courier Journal / RE/MAX survey showing that 87% of home buyers start looking on the internet, The Medley Sokoler Team believes that only high quality pictures and attention grabbing videos will be associated with our listings. The Team has spent thousands of dollars on cameras, lens and computers to produce the best marketing materials possible for their clients. Watch the video and see what you think.

 

Are you K-Mart pricing your home?

It’s now estimated that 87% of people searching for Louisville homes are starting online. Search any website like www.weselllouisville.com or www.louisvillehomestoday.com look at the homes on the MLS and you’re bound to see homes priced at 199,999 or 249,999. We call that K-mart pricing. That’s because when you walk through a K-Mart you’ll always see price signs with 9.99 or 12.99 in the aisles. We’re sure management at these stores think their pulling a fast one on us. Gosh we would never suspect something priced at 9.99 is actually 1 penny under the terrible TEN dollar mark!

That may work for K-MART but it doesn’t work for your home and here’s why. Do a search on those real estate web sites and you’ll immediately find the searches are set up in increments of 5,000 10,000 or even 25, 000 dollars. So let’s say for example you're a buyer and set up a search from 100,000 – 125,000. If you price your home at 124,999 you’ll be found in the search. But what if a buyers is looking in the 125,000 – 150,000 price range. In that search you won’t be found. Now get rid of the K-MART pricing and price your home at 125,000 and look what happens. Your home is found in both searches doubling the chances of being found.

Remember, this works no matter what the price range and can instantly increase your chances of being found in a home buyers search.

Building a home with Ball Homes

Buiilding a home is always a risky business. You have hundreds of decisions to make and more often than not you have to make decisions that you may 2nd guess a day later. As Louisville Real Estate Agents we work with hundreds of clients a year. When we started working with Rebecca and Joe last year we first looked at older homes. But soon our client’s attentions turned to building and buying a Ball Home. Today after a 5-month period, we closed on Joe and Rebecca’s new Ball home in Cooper Farms and we are thrilled for them. In fact watch the faces on this couple; their excitement is really contagious.

 

 

Save Money and Time When Looking for a Louisville Home

Thanks to our marketing we're selling homes in this slower economy but we need more. Yes we were ranked 7Th in 2008 for sales among the 4100 real estate agents in Louisville, but we want to do better. Take a look at what we do, it's all about eyeballs.

Louisville gets hit with Snow

One of the biggest questions I’m asked by people moving to the Louisville Kentucky area to buy a home is about Snow. How much, how often, what are the roads like and how long does it take to clear them? Well today 1/19/2009 we received what I would consider a standard snow amount for a Louisville winter. We get one of these dustings about 3 times a winter during most years. In our continuing video blog, I show you the snow and how Louisville road crews spring into action with even the smallest amount of snow. It’s all because of the blizzard of 1994. The City got slammed with 24 inches of snow and everything grinded to a halt for a week. . The mayor, Jerry Abramson vowed never to let Louisville get to that point again. That’s why we have an elite crew ready to hit the roads with even a little dusting.
