Are those Cable TV So-Called Business experts crazy?

Have you heard some of these so-called business experts on cable TV who say the $8000 first time home buyers tax credit has done nothing to help home sales or the economy? To them I simply ask what rock are you living under?

New Louisville Kentucky home sales figures for the month October tell a very positive story. The number of homes sold in October 2009 was up 21 % over same time in 2008. Homes going under contract in October 2009 were up 37 % over the year before.  Now you cable-TV business experts, please read the following sentence carefully, the majority of the homes that are selling are in the price range of first time buyers. Get it? No? Read the raw data below, the numbers tell the story.

For the rest of us tracking home sales, it’s pretty obvious that the $8000 tax rebate has helped home sales and the economy. Especially when you consider that many of the home buyers spend the tax credit money on fixing up the new house, buying new furniture and TV’s and more. Now the government is about to expand the credit. That could go a long way to helping our economy over the slower winter home sales months. The numbers for October 2009 also show that the average selling price of homes in our area was up about ten thousand dollars from the year before. The bad news is that the time it takes to sell a home was up.

Still the overall trend is good and may continue if our lawmakers read the numbers and keep their TV’s tuned to anything other than those self proclaimed Cable TV business experts!

Louisville Market Update 4/9/2009

Home sales are heating up in Louisville Kentucky. Many of the homes selling are in the 100,000-200,000 price range. We can thank the $8000.00 first time home buyers tax credit. We’re keeping a close eye on our more than 45 listings and the number of showings each week. We send out market updates to all our sellers to keep them up on Louisville home sales. Below is the video I sent to our sellers today.

The economy, home prices and living conditions in other parts of the country are forcing people to rethink their quality of life in those areas. We're seeing more and more people come to Louisville Kentucky because this area is exactly opposite the area their living in now. Louisville real estate prices is a perfect example. Jackie and Kevin are perfect examples. They came to Louisville yesterday to see if they could find a house they could be happy living in.

 

Louisville gets hit with Snow

One of the biggest questions I’m asked by people moving to the Louisville Kentucky area to buy a home is about Snow. How much, how often, what are the roads like and how long does it take to clear them? Well today 1/19/2009 we received what I would consider a standard snow amount for a Louisville winter. We get one of these dustings about 3 times a winter during most years. In our continuing video blog, I show you the snow and how Louisville road crews spring into action with even the smallest amount of snow. It’s all because of the blizzard of 1994. The City got slammed with 24 inches of snow and everything grinded to a halt for a week. . The mayor, Jerry Abramson vowed never to let Louisville get to that point again. That’s why we have an elite crew ready to hit the roads with even a little dusting.

 

Buying a Foreclosure - Mold Problems

We have a number of clients looking for great deals on Louisville Kentucky Foreclosures. Yes, there are deals out there but it takes work to find them. We’ve been out with “Mike” on a regular basis. So far the deals we found have had problems. In this video, we find Mold growing in the basement. That’s one of the biggest problems this time of year. If a home that’s been foreclosed on or has been vacant has not been properly winterized, water lines may have broken and the water can easily cause mold. In fact it’s said that if water stands more than 3 days mold can start to form. Treating a home with mold can be a long and expensive process. Leaving mold untreated can be a health hazard.
